                            General Pricing Schedule Information

 "Pricing": 
  Although not usually possible to provide finalized job cost assessment without  first hand evaluation, 
  I do provide some general guidelines that are helpful in understanding how such may be determined. These are 
  not hardset or fast rules, but merely approximations of average cost reckoning procedures. Avg. 1500 sq. ft house
  1st time-in (heavy, in/out clean) appx. $125.00 - $150.00. 
This is an average one story with up to 250 sq. ft.
  of glass (measured on one side, both sides cleaned.)

         Applying these rates as above breaks down as an average rate of about $27.50/100 sq. ft.
       for window cleaning at ground level where outside scraping is required on the outside only,
       (minimally inside,) as is most usually the case for 1st time-in work.
       Factored another way it represents: $  25.00/100 ft. (10 "squares") with no scraping

         Each and any job then is broken down accordingly. On jobs involving 100 sq. ft. or more of  
       ladder work the time ratio is applied in place of square footage, although any estimate is
       always done both ways. (The "square footage" is of actual cleaning surface and therefore in
       example 150 ft. of glass is 300 ft. of cleaning surface for both sides.) The time ratios correspond
       to the area per cost rates in the following manner.

 As a general rule most "Deep Cleaning" jobs run an average of 100 sq. ft. per man hour with heavier glass cleaning (scraping or steel wool work,) deep track cleaning and power washing of screens are involved. It speeds up to as much as 150 sq. ft. per man hour when these heavier cleaning tasks are not involved. This is a fairly consistent rule but varies based on the percentage of higher ladder work entailed.

AREA COST REDUCTIONS/ The "Area/Cost Reductions" are applied as indicated at top of this page. When this is the case in such event of 500 Sq. ft. (as measured on one side) then a straight 15% cost reduction kicks in respective to assessment based on the pricing schedule criteria explained above in this Customer Pricing Schedule section (i.e. $2.50 per "Square" of 10 Sq. ft. with no scraping, no ladder, and so on as is shown above.) In such cases "frequency" cost reductions do not apply cumulatively with this kind of area/cost reduction. The basic residential man hour rate is 30.00 per hour, therefore with a low rate as such the 15% large area cost reduction applies anytime that area exceeding 500 sq. ft. of glass applies. This is marginally flexible, however. When square footage is between 250-500 ft. the 10% area cost reduction applies. Jobs where footage approaches requisite area volume will be qualified in many cases when general difficulty is not excessive.   

  * Simple track cleaning with brushout applied at every job as standard procedure with no extra charges. The above are rudimentary guidelines to roughly assess prospective costs of services. Ratios of 5, 6, or 8 minutes are applied for each 10 sq. ft. area respective of job type for time totals. The three job types correspond to the respective descriptions itemized above. The above represent standard, residential rates (non-reduced). Light Commercial (established by zoning) is 20% to 30% cost reduction from standard, unreduced residential rate of $30.00 per man hour, depending on frequency of work/maintenance involved.    

Referals/ Any customer-to-customer generated business will produce a 10% credit for personalized job referals resulting in completed jobs. This is in addition to any other applicable discounts. The job referal name is provided on the back of business cards presented to customers where they may enter their name. Other informal methods resulting in said work will be honored, regardless. 

Job Assessment /
 The basic guidelines may be applied from the infomation provided above on this page. One must note what any case may be as to when ladders over 6' would be needed, if they would want to have screens power washed or tracks deep cleaned with vacuum, etc.. Also, other factors must be considered. Do screens remove and re-install conveniently? Is there excessive dirt accumulated in the outside window ledges? Are there obstructions to window access inside or outside such as furnishings, double curtains, or rose bushes on the outside? Is there scraping or deposit removal involved? (Basic glass scraping as a preliminary to final cleaning procedure on the outside is often a required norm for 1st time-in jobs or in cases of longer periods between last cleaning.) These adjustments, if necessary, are addressed in estimate work-ups so to arrive at an accurate assessment of the job cost and then apply cost reduction process for a final quote.     

Sample Assessment: O.K., So I have counted windows per each side on upper and lower levels and then with reasonable accuracy figured the square footage accordingly. I have applied the rates given in this section according to what is task specific in terms of scraping (perhaps required in some areas or all of outside to bring up to maintenance,) and what would require ladders above 8'. Such things as harder mineral spots or true French windows, small pane fenestrations, and so on must be considered as possible time increasing factors. Let's look at a simple example to clarify. This first example addresses no heavy cleaning taks such as scraping or steel wool and is at strictly ground level.

                                                Level Two/ 12 windows, 15 Squares (150 Sq. ft.)

                                                20 + 15 Squares = 35 Squares X 2 (both sides) = 70 Squares

Note:
Detailed work-ups or estimate profiles are always provided when customer requests such. The question arises 'does not my attempt to pre-inform customers of the in-depth pricing formulae not possibly hurt my business?' Would not competitors, for example, use this approach against me? My response is that I prefer to allow customers or clients to see the detailed guidelines for a fair pricing system that reflects the quality and integrity of the service they can expect.
